Taxes on Buildings and Land in a Dynamic Model of Real Estate Markets [PDF]

open access: yes
Henry George’s single tax on land is an elusive concept to implement, because land is occupied by a variety of buildings or is undeveloped. Land value is undefined since the value of the land lying under buildings is difficult to estimate and does not ...

CD177 Deficiency Defines a Stable Subtype of Human Neutrophil Granulocytes with Tumor Promoting Activity

open access: yesAdvanced Science, EarlyView.
Human neutrophils exist as two epigenetically imprinted subtypes defined by stable CD177 expression or absence — a ratio that persists across time, circadian rhythms, and inflammation. CD177− neutrophils display a distinct molecular landscape enriched in arginase 1 and lipid metabolism markers, accumulate in head‐and‐neck tumors, and associate with ...

The land is ours, not yours: Land as life and end of life in the parables of the Galilean

open access: yes, 2021
The parables told by Jesus the Galilean, when read from a realistic perspective, can be seen as a window to the exploitative socio-economic, political, and religious situation of the peasantry in first-century Roman Palestine. The Galilean's parables picture this exploitative world, and also speak of ways to address the societal ills of his day.

Population, land tenure, and natural resource management: the case of customary land area in Malawi [PDF]

open access: yes
This paper uses cross section-time series data on 57 communities in Malawi to determine statistically the factors determining changes in land use, tree cover, and crop yield.

High Tree Species Diversity Promotes Thermal Enhancement Response of Microbial Carbon Use Efficiency

open access: yesAdvanced Science, EarlyView.
ABSTRACT Predicting soil carbon dynamics under warming is constrained by limited understanding of microbial thermal adaptation, particularly whether microbial carbon use efficiency (CUE) can adapt to warming and how plant diversity modulates this response. Using soils from a natural tree species diversity gradient in a subtropical forest, we combined a

Sulfide‐Based Electrolytes for All‐Solid‐State Sodium Batteries

open access: yesAdvanced Energy Materials, EarlyView.
This review covers the structural features and synthesis strategies of sulfide‐based solid electrolytes, as well as critical challenges related to conductivity, interfacial and moisture stability, and scaling‐up for practical application in Sodium‐based All Solid‐State Batteries.

Sustainable Carbon Fibers Enable Stable Long‐Term Lithium Metal Deposition for Prospective Zero‐Excess Lithium Metal Batteries

open access: yesAdvanced Energy Materials, EarlyView.
This work presents lightweight, lignin‐derived carbon fiber current collectors that enable controlled lithium deposition. Structural defects and intermediate‐sized pores stabilize pre‐nucleation quasi‐metallic lithium clusters, promoting uniform lithium plating and stripping.

Introducing Price Signals into Land Use Planning Decision-making - a Proposal [PDF]

open access: yes
Although directed to the British system of land use planning this paper has relevance for many OECD countries. The paper starts by characterising the basic features of planning systems which seek to impose 'growth boundaries' as has been the case in ...
