Determinants of real estate prices in Croatian counties: spatial panel data analysis

open access: yesCroatian Operational Research Review
This paper examines the determinants of real estate prices across Croatian counties, taking into account not only economic and demographic factors, but also tourism-related variables. The main focus is on spatial spillover effects, which are based on the

Der Einfluss städtischer Grünflächen auf die Immobilienpreise: Eine hedonische Analyse für die Stadt Berlin

open access: yesRaumforschung und Raumordnung, 2017
Urban green space represents a key aspect for the sustainable development of urban areas. The benefit of urban green space can also be reflected in higher property and land prices.

Flexoelectrically Induced Polar Topology in Twisted SrTiO3 Membranes

open access: yesAdvanced Materials, EarlyView.
Twisted SrTiO3 bilayers host polar vortices of flexoelectric origin, revealed through combined experiment and theory. By reconstructing polarization from the toroidal moment of strain gradients, the work establishes a 3D chiral state with broken inversion and mirror symmetries.

Atomistic Mechanisms Triggered by Joule Heating Effects in Metallic Cu‐Bi Nanowires for Spintronics

open access: yesAdvanced Materials, EarlyView.
Bi doped metallic Cu nanowires are promising for spintronics thanks to the stabilization of a giant spin Hall effect. However, heat resulting from current injection forces Bi to leave solution, forcing segregation into monoatomic decorations which evolve into coherent crystalline aggregates.

Eutectozymes as Soft Hybrid Materials for Advanced Biocatalysis

open access: yesAdvanced Materials, EarlyView.
Eutectozymes are sustainable hybrid materials that embed a GOx–HRP cascade within hydrophobic eutectogels featuring a dual supramolecular–covalent network. This architecture preserves native enzyme structure and stability, enables efficient heterogeneous biocatalysis in aqueous media, and positions eutectogels as robust platforms for next‐generation ...

Empirical evidence on the ownership and liquidity of real estate tokens

open access: yesFinancial Innovation, 2023
To better understand the potential and limitations of the tokenization of real asset markets, empirical studies need to examine this radically new organization of financial markets.

Effects Of Exchange Rate Volatility On Real Estate Prices In Developing Economies, A Case Of Ghana

open access: yes, 2019
This study aims to find out whether exchange rate volatility affects real estate domestic house prices in Ghana. To this end, a 32 years secondary data from World Development Indicators (WDI) and data from Real Estate Developers in Ghana are employed for

Signatures of Edge States in Antiferromagnetic Van der Waals Josephson Junctions

open access: yesAdvanced Materials, EarlyView.
ABSTRACT The combination of superconductivity and magnetic textures leads to unconventional superconducting phenomena, including new correlated and topological phases. Van der Waals (vdW) materials emerge as a versatile platform for exploring the interplay between these two competing orders.

Rational Predictability of Real Estate Prices [PDF]

open access: yesSSRN Electronic Journal, 2010
Serial correlations in asset prices are often associated with irrational investment decisions (e.g., speculative bubbles) or inefficient markets. This paper shows that even asset prices determined rationally in an efficient market become predictable if underlying cash flows contain predictable components. In particular, I show that cash flows from real

3D Printed Multimaterial Microfluidic Transistors

open access: yesAdvanced Materials Technologies, EarlyView.
We introduce a biocompatible, high resolution photopolymer resin that closely mimics the Young's Modulus (elasticity) and reversible stretchability (no hysteresis) of poly(dimethylsiloxane) (PDMS), enabling the fabrication of microfluidic transistors (i.e., microvalves capable of proportional amplification) by multimaterial stereolithography (mSLA ...
