ANALYSIS OF RESIDENTIAL CHOICE BEHAVIOR BASED ON CLASSIFICATION OF RESIDENTIAL PREFERENCE

持続可能な社会の実現に向けた都市構造の再構築において住民の選好を反映していくために,住民選好を考慮した居住地選択行動の解析を行った.宇都宮都市圏に住む10年以内に移転を行った人を対象にアンケート調査を行い,選好の多様性及び特徴を分析した.まず,居住地属性26項目について移転時における重視尺度を尋ねる質問の回答結果に因子分析を使い,居住地属性選好因子を3因子抽出した.そしてこの因子得点にクラスタ分析をかけることで,同質な居住地選好を持つ6つのグループに類型化を行った.続いて各クラスタの移転傾向や,クラスタに属する人の特徴の分析を行った.さらにコンジョイント分析によって,代表的な7つの居住地属性について定量的な解析を行い,クラスタ間で特徴の比較を行った.
