When risk does not discount: Flood history and rising property valuations
Real Estate Economics, EarlyView.Abstract We study how expanded flood disclosure requirements affect real estate markets and appraisals in South Carolina. Counterintuitively, more comprehensive flood disclosures cause home prices to increase in tracts with a history of significant flooding.

Real Estate Economics, EarlyView.Abstract In the United States real estate market, around 30% of listed properties remain unsold. Moreover, these unsold properties are typically listed far above fair market value (8.1%). We examine the extent to which overpriced property listings exert externalities on list and sale prices in the residential housing market.
