The hedonic model and the housing cycle
Regional Science and Urban Economics, 2015Abstract The hedonic house price model is a significant workhorse when it comes to estimating the value of local public goods such as school quality and crime, and locational amenities such as job accessibility. Given Rosen's (1974) result that hedonic coefficients can be interpreted as the marginal willingness to pay (MWTP) for the good, the hedonic

A Hedonic Model with Rationing by Waiting
SSRN Electronic Journal, 2020We propose a new class of hedonic models with sticky prices and queues. Time replaces money as the invisible hand in the market. Unlike money, time is non-transferable to the trading partner. We prove the existence and uniqueness of the equilibrium, and we compare our model with the standard hedonic model with free-market prices.

Hedonic Models and Market Segmentation
SSRN Electronic Journal, 2021This paper explores the pricing of heterogeneous goods in the presence of market segmentation. We use housing as an example. We extend the theoretical hedonic model of Rosen (1974) and show that, in the presence of market segmentation, the hedonic price line is no longer continuous or unique.

A hedonic Model of Lamb Carcass Attributes
2007Lamb carcass value is widely reported to be a function of lean meat yield, which is the relationship between muscle, fat and bone. Five retailers and five wholesalers assessed 47 lamb carcasses from diverse genotypes and scored seven attributes. A hedonic model reveals that conformation attributes were more highly valued (16 c/kg) relative to yield ...

Hedonic Modelling for Australian Wine
2005The Australian wine industry has been under the pressure of oversupply for many years. Export promotion appears to potentially serve as an effective strategy to partially address this problem. An Hedonic price function is employed to estimate premia and discounts for various varieties, regions and vintages of Australian wine, within the US retail ...

In this chapter, we focus on some econometric aspects related to a sub-set of hedonic house price models, which we refer to as spatial hedonic models. In these, the locational aspects of the observations are treated explicitly, and the estimation of the models is an application of spatial econometrics. As defined in Anselin (2006), spatial econometrics

Specification tests in hedonic models
The Journal of Real Estate Finance and Economics, 1991Specification testing can be an effective method for addressing the considerable econometric problems present in hedonic models. In this article, we suggest the use of three different Hausman-type specification tests—tests for the hedonic price equation, each preference equation, and a system of equations—as a way of isolating the sources of ...

The Composition of Hedonic Pricing Models
Journal of Real Estate Literature, 2005A house is made up of many characteristics, all of which may affect its value. Hedonic regression analysis is typically used to estimate the marginal contribution of these individual characteristic...

Hedonic Models and House Price Index Numbers
2022We survey some recent developments in the literature on hedonic price indices for housing. The main classes of hedonic methods are presented along with some new methods that have become popular recently. A number of new approaches are then considered for controlling for location in hedonic models.
